Balder completes first property developed in-house
The property Fælledkanten is Balder's first Danish property, which has been developed by Balder's in-house project department. The delivery therefore marks a milestone for the company and is an important addition to the portfolio.
When Balder entered Denmark in 2012, this was by purchasing several turnkey projects, as well as the acquisition of some existing properties. The strategy going forward, however, is largely dependent on projects developed in-house, where the development of five properties consisting of more than 1,000 new apartments will already be ready during next year.
The property in question, Fælledkanten, consists of 224 new rental apartments and is located in Ørestad south right by Kalvebod Fælled's green expanses. The property is, besides the unique location, characterized by its 1,300 sqm common roof terrace with greenhouses, urban communal gardening, exotic fruit trees and custom-built seating. Balder differentiates themselves by keeping their properties after they are built and have in-house property management. Therefore, according to the Danish CEO, Flemming Joseph Jensen, there is a need to ensure that the quality is in order and the environment is attractive.
“We strive to deliver more than just four walls and a roof to our tenants. In addition to creating quality constructions, we therefore also focus on outdoor areas and common areas, as all of this helps create a sense of homeliness, security and community among the residents. The roof terrace at Fælledkanten is a good example of this, where we have made every effort to create a completely unique area for the residents.”
